Geelong development partners have revealed plans to create a clifftop residential community on a landmark former Geelong Cement Works site at Fyansford.
TW Projects, in partnership with Begley Group, has acquired the former Geelong Cement Works silo site in McCurdy Rd from Adelaide Brighton Limited.
The partnership didn’t reveal the purchase price for the 2.9ha clifftop property, but has detailed exclusively to the Addy plans for a residential subdivision including a mix of custom homes and house-and-land packages.
Remediation work is expected to start within the next two months to prepare for the long-awaited housing redevelopment on the site, which has already seen false-start attempts by two other potential developers.
TW Projects director Albert Weddell said a low density development of 34 house lots was considered the most appropriate for the site, which will continue from the neighbouring Pinnacle development.
A new street will access the site from Queensridge Grove, creating access to a line exclusive home sites on the edge of the escarpment from 600sq m to 900sq m.
“There’ll be round about 15 lots that back onto the escarpment that have beautiful, west-facing views.
“We expect upgrader family buyers that are probably ready to build their forever homes,” he said.

“It’s one of the reasons why we need the partnership with Begley, who own Hamlan Homes, because the level of quality that they produce is perfect for what’s going to go on the escarpment,” Mr Weddell said.
Other internal lots and homes facing McCurdy Rd ranging from 400sq m to 700sq m are expected to attract first- and second-home buyers.
“It’s a boutique community. We’ve gone to a lot of detail in terms of making sure there’s a diverse range of families in here.”
TW Projects co-director Jack Townley said the original Geelong Cement head office, which was built in the 1920s and is heritage protected, would become a feature in the development.
“We’ll refurbish that into a beautiful four-bedroom house. That’ll be yeah a nice entrance at the outlook on McCurdy Rd,” he said.
Begley Group CEO Jacinta Begley said some of the individual lots would be offered as house and land packages and others for custom designs.

“Some of the house and land packages will use the Hamlan standard range and for some of them we have an in-house design team with an architect and design drafters who will do custom designs as well.”
It’ll be a mixture of single and double storey homes, she said.
